Crawl Space Insulation Eugene, OR
A vented crawl space in the Willamette Valley spends months damp. The cold floor in February and the musty smell that rises through the house are the same fault showing twice.
Why Venting Stopped Making Sense Here
The original logic of a vented crawl space was that outside air would carry moisture away. In a climate where that outside air is itself saturated for much of the year, the vents deliver moisture rather than removing it. The air then meets the cooler underside of the floor and condenses there. This is why crawl spaces in this valley so often smell and feel damp regardless of how many vents they have.
Floor System or Encapsulation
Insulating the floor system puts foam between the joists and leaves the crawl space vented and outside the envelope. Encapsulating seals the vents, lays a sealed ground barrier and insulates the perimeter walls instead, bringing the space inside the envelope. Where ductwork runs through the crawl space, encapsulation is usually the stronger argument, because it stops that equipment operating in cold damp air. The house and the moisture picture decide it, not a preference.
Moisture Is Resolved First, Without Exception
Standing water, a failed or missing ground barrier, grading that directs water toward the house, or a plumbing leak all get addressed before any insulation goes in. Foam installed over an active moisture problem does not fix it; it makes it harder to see and harder to reach. If we find one we will say plainly that it comes first, even when that is not the answer anyone wants on the day.
What a Crawl Space Scope Should Name
The approach, the product and the thickness, in writing. The ground barrier specified, with its seams and edges detailed, where the space is being encapsulated. Rim joists addressed, because they are a significant air path that routinely gets skipped. Ductwork and plumbing accounted for rather than simply foamed around. A single line and a number is not a scope.
Questions
Common questions
Should I close my crawl space vents?
It depends which approach the house suits. Encapsulation closes them deliberately; an insulated floor system keeps them open. Closing vents without insulating and sealing properly can make things worse.
Will this fix the musty smell?
It is usually the direct cause, yes, provided the moisture source itself is dealt with first.
Do you insulate crawl spaces with ductwork in them?
Yes, and ductwork down there is a strong argument for bringing the crawl space inside the envelope rather than insulating the floor above it.
